1. Accepted Payment Methods

Timberline Estates accepts approved forms of payment including:

  • Debit Cards

  • Credit Cards

  • ACH/Bank Draft (when available)

  • Money Orders

  • Cashier's Checks

  • Personal Checks (subject to approval)

  • Cash (in office only)

Payment methods may change without notice.

2. Payment Application

Payments received may be applied in the following order:

  1. Outstanding fees and charges

  2. Late fees

  3. Utilities, assessments, or miscellaneous charges

  4. Past due rent

  5. Current rent

  6. Other balances due

Timberline Estates reserves the right to apply payments as permitted by applicable law and lease agreements.

3. Online Payments

Online payments are provided as a convenience to residents and customers.

Submission of an online payment does not guarantee:

  • Lease compliance

  • Approval of residency

  • Approval of an application

  • Reservation of a home or storage unit

  • Prevention of legal action

Payments are considered received only after successful processing and confirmation.

4. Processing Fees

Convenience fees or processing fees charged by payment processors may apply to certain transactions.

These fees are charged by the payment processor and may not be refundable.

5. Returned Payments

Any payment returned for insufficient funds, stop payment, closed account, chargeback, or other reason may result in:

  • Returned payment fees

  • Late fees

  • Suspension of online payment privileges

  • Collection activity

  • Legal action

Residents may be required to make future payments by certified funds.

6. Recurring Payments and Auto-Pay

Residents who enroll in automatic payments authorize Timberline Estates and its payment processor to charge the designated payment method according to the agreed schedule.

It is the resident's responsibility to:

  • Maintain valid payment information

  • Ensure sufficient funds are available

  • Update expired cards or bank information

Cancellation of automatic payments must be requested in writing prior to the next scheduled payment date.

Residents remain responsible for all charges regardless of automatic payment status.

7. Payment Due Dates

Lot rent, storage rent, and other recurring charges are due according to the applicable lease, rental agreement, or contract.

Failure to receive a statement, invoice, reminder, text message, or email does not waive the obligation to make timely payment.

8. Late Payments

Payments received after the applicable due date may be subject to late fees as outlined in the resident's lease, storage agreement, or applicable policies.

Repeated late payments may result in additional collection activity.

9. Storage Unit Payments

Payments for Timberline Store & Lock units are governed by the Storage Rental Agreement and applicable Michigan law.

Failure to make timely payment may result in:

  • Late fees

  • Denial of access

  • Lien enforcement procedures

  • Sale of stored property as permitted by law

10. Home Purchase Deposits and Reservation Payments

Any deposit, reservation fee, or holding fee paid toward the purchase of a home is subject to the terms disclosed at the time of payment.

Unless otherwise stated in writing, payment of a deposit does not guarantee approval for residency.

All prospective residents must successfully complete the application and approval process.

11. Chargebacks and Payment Disputes

Residents agree to contact Timberline Estates before initiating a chargeback or payment dispute.

Fraudulent or improper chargebacks may be pursued through collection or legal remedies available under applicable law.

12. Collection Activity

Past due balances may be referred for collection activity, legal action, eviction proceedings, storage lien enforcement, or other remedies available under applicable agreements and Michigan law.

Residents remain responsible for all amounts owed.

13. No Waiver

Acceptance of a partial payment does not waive Timberline Estates' right to:

  • Collect the remaining balance

  • Assess applicable fees

  • Enforce lease provisions

  • Pursue legal remedies

14. Payment Errors

If you believe a payment was processed incorrectly, please contact the office immediately.

Timberline Estates will investigate reported payment issues but is not responsible for errors caused by third-party payment processors, financial institutions, or incorrect information submitted by the payer.
